Holiday Home Owners: Important Tax Changes for 2026

The Australian Taxation Office (ATO) has introduced significant changes to the way holiday homes are treated for tax purposes under Taxation Ruling TR 2026/1. If you own a holiday rental and also use the property for personal holidays, the amount you can claim as a tax deduction may be affected from 1 July 2026. To help investors understand these changes, the ATO has released its 2026 Investors Toolkit, which includes practical guidance on rental property deductions, record keeping, capital gains tax and common tax mistakes. We encourage all current and prospective holiday home owners to familiarise themselves with the new requirements and seek advice from their accountant or tax adviser. You can access the ATO’s investor resources and the 2026 Investors Toolkit here: ATO Residential Rental Properties & Investors Toolkit.
